If you are interested in Schweitzer Mountain real estate and wondering what the different developments and sub-areas are like, I’ve assembled a brief overview so you can learn the Schweitzer real estate market. Remember, contact me and I’m happy to show you around and answer your questions.
The Spires is arguably the most exclusive area on the mountain. It is a gated private community of larger homes that was well-designed and planned with plenty of common area that preserves view corridors and allows for proper snow storage. Ski-in/ski-out trails are groomed by The Spires own groomer making access from the ski resort quite easy. The Spires architectural design committee ensures the integrity and beauty of the neighborhood. The location is the highest on the mountain at the top of Mogul Hill Road and most, if not all lots have stunning views down to Lake Pend Oreille. Lot prices range from $110,000 to $250,000, zoned at single density to a density of four units. The minimum square footage requirement is 1200 square feet. Roads are private and privately maintained.
Mountainside is the newest community at Schweitzer Mountain. Whereas The Spires is a more private and quiet spot, Mountainside is prime location adjacent to the village with ski-in/ski-out and perfect for those who like to be right in the center (or next to the center of action). The properties here have been released out slowly over the past seven years. Walking distance to village, lots range from $250,000 to $325,000 with a zoned density of two (for the most part). Sewer is included up to three-bedroom and there is no hookup fee for water. The roads are geo-thermally heated.
Developed in the 1990s, The Glades is adjacent to the bunny hill with gorgeous views of the lake. Located just below the Schweitzer Village, these townhomes are of high quality construction. The grounds and common areas are well manicured, which is something you don’t often see at Schweitzer due to the short growing window off season. Townhomes range from 3 to 4 bedrooms at approximately 1900 square feet, all with heated driveways.
The Selkirk Lodge is a condo-tel and offers the best value for investors. Located directly in the Schweitzer Village, units are two adjacent rooms that lock out to separate rentals or open up to one. In addition to ski-in/ski-out location, owners have access to swimming pool and hot tubs, exercise facility, underground parking, secure ski storage, coffee shop, and full service restaurant in the building and views of Lake Pend Oreille or Schweitzer ski slopes.
White Pine Lodge
Build in 2002, The White Pine Lodge is directly in the village. One to two bedroom fully furnished condos have views into the village and of the ski resort or down to Lake Pend Oreille below. All units have granite counter tops, gas fireplace, private ski lockers, access to two outdoor hot tubs, exercise room, and great room, underground heated parking and of course, are ski in/ski out.
I currently have # 211 available for sale, a one-bedroom/one-bath at $279,900. You can search other White Pine Lodge condos for sale.
